## EICR prices

Published rates for electrical safety testing across domestic and rental properties.
- EICR and electrical testing: £110
- Covers the standard visual inspection, circuit testing and production of the formal digital report.
- Excludes any separate remedial repairs or replacement parts required to clear identified fault codes.

## Know when an EICR is useful

Periodic electrical testing confirms whether an existing installation remains safe for ongoing use.
- **Rental property compliance:** Landlords letting flats in Bournemouth or houses in Broadstone must provide a satisfactory condition report to tenants and local authorities.
- **Buying or selling a home:** Buyers evaluating Victorian villas in Westbourne or older houses in Wimborne Minster often request testing to identify aging wiring before completing a purchase.
- **Periodic safety checks:** Homeowners in Poole and Parkstone book testing to check aging consumer units, identify hidden deterioration and confirm circuit earthing.

## What the inspection covers

Testing covers the permanent electrical infrastructure inside the building.

### Included in the inspection
- Visual inspection of consumer units, switches, sockets and visible cable runs
- Instrument testing of circuit continuity, insulation resistance and polarity
- Verification of earthing, bonding conductors and protective devices
- Production of the completed digital report with classification codes

### Not included automatically
- Remedial repair work or rewiring to rectify noted faults
- Testing of portable appliances and plugged-in equipment
- Investigation of concealed cabling requiring destructive building work

## What happens on the day

The inspection requires brief disconnections to individual circuits while testing takes place.
1. **Power interruption:** Power is turned off to individual circuits or the whole property during instrument testing. Sensitive electronics should be safely shut down beforehand.
2. **Access requirements:** Clear access is needed to the main consumer unit, electric meter, earthing connections and all accessible sockets, switches and light fittings.
3. **Initial debrief:** Any immediate safety observations are discussed on site before the final formal paperwork is compiled.

## Understand the report

The completed report highlights any observed defects using standardised classification codes.
- **C1:** Danger present. Risk of injury exists and immediate remedial action is required to make the installation safe.
- **C2:** Potentially dangerous. Urgent remedial action is required to remove the hazard, resulting in an overall unsatisfactory report.
- **C3:** Improvement recommended. The installation does not meet modern wiring standards but is not currently dangerous.
- **FI:** Further investigation required. An issue could not be fully verified during the inspection and requires additional assessment without delay.

## EICR questions

Answers to common questions regarding electrical installation testing.

### How often do I need an EICR for my rental property?

I carry out these checks every five years for landlords, or at every change of tenancy if specified in your letting agreements. English regulations require private rentals to hold a satisfactory report.

### Will my power be turned off during the inspection?

Yes, I will need to isolate the electricity supply at the consumer unit to test individual circuit conductors and protective devices safely.

### What happens if the report comes back unsatisfactory?

An unsatisfactory report contains C1, C2 or FI codes. You must have remedial work completed by a qualified electrician to rectify the faults within 28 days or any shorter timeframe noted.

### Do you supply a certificate after testing?

A digital Electrical Installation Condition Report is provided detailing all test results, board schedules, observations and the overall outcome of the inspection.
