What happens on the day

An inspection visit follows a systematic process designed to check every accessible part of the fixed installation while limiting disruption to power supplies in the building.

  • Visual assessment and board inspectionWe begin with an external and internal check of the main fuse box or consumer unit. We examine the condition of the enclosure, check circuit protective devices for correct ratings, and inspect the main earthing conductor and protective bonding clamps on metal services.
  • Dead testing of isolated circuitsWith power switched off to the relevant circuits, we use calibrated test instruments to test continuity of protective conductors and insulation resistance across wiring. This confirms that cable insulation has not broken down and that conductors are intact throughout the building.
  • Live electrical testing and tripping checksOnce dead tests pass safety criteria, power is re-energised to take live readings. We record earth fault loop impedance at key electrical points and test the trip speed of residual current devices to make sure they disconnect promptly during a fault.
  • Debrief and observation reviewBefore leaving the property, we run through our observations directly with you. We explain any safety issues found using standard industry codes, clarify which items need urgent attention, and outline the contents of the final written document.

Frequently asked questions about EICRs

Still have a question?

How often does a domestic property need an EICR?

For owner-occupied homes, an inspection is typically recommended every ten years or when buying or selling a property. Rented domestic homes must be tested at least every five years, or at each change of tenancy, to ensure the wiring remains safe for incoming tenants.

What is the difference between C1, C2, C3 and FI codes?

C1 indicates immediate danger where live parts are exposed or an urgent shock hazard exists. C2 indicates potential danger that could become dangerous under fault conditions. Both C1 and C2 result in an unsatisfactory report. C3 represents an advisory recommendation for safety improvement, while FI indicates that further investigation is required into an unverified part of the circuit.

Will the electrical power be switched off during the inspection?

Yes, individual circuits must be isolated to carry out dead testing on cable insulation and conductor continuity. We work systematically through the distribution board so that parts of the property can stay in use where possible, and all power is re-energised once testing finishes.

What happens if my electrical report is unsatisfactory?

If your installation receives an unsatisfactory result due to C1, C2 or FI items, we provide a separate written quote detailing the necessary remedial repairs. You are under no obligation to use us for remedial work, but we can complete the repairs and issue the associated certification upon completion.

Does an EICR cover portable electrical appliances?

No, an EICR covers only the fixed electrical wiring installation, including the consumer unit, fixed cables, switches, sockets, light fittings and hardwired items like showers or extract fans. Portable appliances like kettles, heaters and computers are tested separately under portable appliance testing.
