What the law requires of landlords
- In England, the electrical installation in a rented property must be inspected and tested at least every five years by a qualified person, and to the standard of BS 7671 — the 18th Edition wiring regulations.
- The landlord must give a copy of the report to each existing tenant within 28 days of the inspection, and to any new tenant before they occupy the property.
- The landlord must supply a copy to the local housing authority within seven days of the authority requesting it.
- Where the report requires remedial or further investigative work, it must be carried out within 28 days, or sooner if the report says so, and written confirmation obtained.
