- Inspection and testingWe open the board, test insulation, continuity, polarity and earth fault loop on each circuit, and look at sockets, lights, showers and bonding. NAPIT registration covers the method we follow on domestic and commercial work.
- Report before we leaveCodes are written up on site. You get the EICR, a plain reading of any C1 or C2 items that need prompt work, and a separate price for those repairs if you want us to do them.
What the law requires of landlords
- In England, private and social landlords covered by the regulations must have the fixed electrical installation inspected and tested by a qualified person at least every five years.
- The report states when the next inspection is due, which can be sooner than five years.
- A new inspection is not required simply because the tenancy changes when the existing report is less than five years old and requires no further investigation or remedial work.
- The landlord must give a copy of the report to each existing tenant within 28 days of the inspection, and to any new tenant before they occupy the property.
- Where the report requires remedial or further investigative work, it must be carried out within 28 days, or sooner if the report says so, and written confirmation obtained.

Do landlords need an EICR?
Landlords of private rented homes in England need a current EICR for the tenancy. We inspect the installation the tenants use and leave the report for the tenancy file.
What do C1 and C2 mean on an EICR?
C1 means danger is present and the item should be made safe at once. C2 means it is potentially dangerous and should be repaired promptly. C3 is improvement recommended. FI means further investigation is needed.
Will you turn the power off?
Yes, circuits are isolated while we test them. We work room by room so part of the house or workplace can stay in use, and we restore power before we go.
Can you fix faults found on the EICR?
Yes. Repairs are quoted after the report, from £70 per hour for fault finding and repairs, or at the listed starting prices for a new consumer unit, sockets or other work. Nothing is done until you book it.
