- Dead and live tests on the circuits that can be reached on the day

What happens on the day
Our electrical inspection follows a structured procedure to test wiring systematically while keeping property disruption to a minimum. Power is switched off in sections as each circuit undergoes dead and live testing.
- Initial property walkthroughOn arrival, we inspect the main incoming supply, earthing connections and consumer unit location. We review the layout of the building and arrange the testing sequence so that critical equipment and occupants experience minimal interruption.
- Visual and physical accessory checksWe visually inspect fixed electrical accessories including socket outlets, switches, light fittings and fixed equipment. Sample accessories are opened to check cable termination, correct polarity and signs of thermal damage or loose connections.
- Instrument testing of circuitsSpecialist test instruments are used to carry out insulation resistance, earth fault loop impedance and continuity checks on every accessible circuit. These measurements verify whether protective devices will disconnect power quickly if a fault develops.
- Explaining the findingsBefore leaving the building, we walk you through the results and discuss any identified safety issues. We explain what each observation code means so you clearly understand the overall condition of the fixed electrical installation.

What does an EICR involve?
An Electrical Installation Condition Report involves a detailed inspection and testing of the permanent wiring, consumer units, sockets and light switches. We check for wear, potential shock hazards, correct earthing and compliance with safety standards.
How often is an electrical inspection required?
Private rented properties require an inspection at least once every five years or at a change of tenancy. Domestic homeowners typically arrange testing every ten years, or when buying or selling a property. Commercial premises often require testing every three to five years.
What do the observation codes mean?
A C1 code indicates danger is present and immediate action is required. A C2 code denotes potential danger requiring urgent repair. C3 signifies improvement is recommended, while FI indicates that further investigation into a specific circuit is necessary.
Will the electrical power need to be turned off?
Yes, individual circuits must be isolated during testing to allow our instruments to measure resistance and continuity safely. We isolate circuits systematically so parts of the premises can remain in use where possible, and we reinstate power before leaving.
Can MX2 Electrical carry out remedial repairs if the report fails?
Yes, we can carry out any repairs needed to resolve unsatisfactory codes. Any remedial work is quoted separately with clear details, and work is only undertaken once you choose to proceed.
