What happens on the day

Inspections involve methodical visual checks and electrical instrument testing on every accessible circuit. We plan the power isolation carefully to reduce inconvenience while work progresses.

  • Initial property surveyOn arrival, we inspect the main incoming supply, meter equipment, earthing conductors, and the main consumer unit. We run through which circuits need isolating first so essential domestic or office devices can be managed.
  • Instrument testing and circuit checksWe run dead and live instrument tests to measure insulation resistance, continuity of protective conductors, and earth fault loop impedance. Sockets, lighting points, switches, and fixed appliances like electric showers are inspected.
  • Condition report generationObservations receive classification codes on site based on national standards. We explain the findings directly, outline any urgent C1 or C2 defects, and supply the completed digital paperwork for your property files.

Frequently asked questions about EICRs

Still have a question?

What is an EICR?

An Electrical Installation Condition Report is a formal document produced following a detailed assessment of the fixed wiring in a building. It checks that cables, switches, sockets, and distribution equipment meet safety standards and reveals any wear, damage, or overheating.

Are landlords legally required to obtain an EICR?

Yes. Private landlords in England must ensure electrical installations in rental properties are inspected and tested by a qualified person at intervals of no more than five years. A copy of the satisfactory report must be supplied to tenants and local authorities on request.

What do the observation codes mean?

The report categorises issues into standard classifications. C1 indicates immediate danger that needs urgent attention. C2 denotes potential danger requiring prompt remediation. C3 marks recommendations to improve safety. FI highlights components that require further investigation.

Will the electrical power need to be switched off during testing?

Yes. Dead testing requires individual circuits to be safely isolated at the consumer unit. We work systematically through the board, switching off one section at a time to reduce disruption to refrigeration and home working, and restore power before leaving.

What happens if my electrical report is unsatisfactory?

An unsatisfactory outcome happens if any C1, C2, or FI codes are present. We discuss these issues with you on site and supply an itemised quotation for the required repairs so you can decide how and when to schedule the remedial work.
