What happens on the day
Power is isolated in stages during the testing procedure to allow thorough checks. We confirm an orderly testing sequence on arrival so disruptions to refrigeration, computer equipment or tenants remain minimal.
- Initial visual inspectionWe examine the consumer unit, accessible wiring runs, light switches, sockets and fixed appliances for physical damage, thermal damage or incorrect installation methods. Earthing and bonding clamps on incoming service pipework are checked for secure connection.
- Dead testing of isolated circuitsWith the mains electricity supply isolated, instrument tests verify continuity of protective conductors, ring final circuit continuity and insulation resistance across cables. These tests confirm the physical integrity of hidden wiring within walls and floors.
- Live testing and device operationPower is restored to conduct live tests including earth fault loop impedance measurements and verification that residual current devices trip within mandatory disconnection times. Polarity is confirmed across all accessible distribution points.
- Findings review and classificationObserved issues receive standard safety codes. Items posing immediate danger receive code C1, potentially dangerous defects receive code C2, improvement items receive code C3, and components requiring deeper investigation receive code FI.

What is an EICR?
An Electrical Installation Condition Report is a formal assessment of the fixed wiring in a building. It checks consumer units, cabling, accessories, earthing and bonding against national safety standards to confirm the installation is safe for continued use.
Are private landlords required to obtain an EICR?
Yes. Landlords letting residential properties in England must have the electrical installation inspected and tested at least every five years, or at the start of a new tenancy. A copy of the satisfactory report must be supplied to tenants.
What do the observation codes C1, C2, C3 and FI indicate?
Code C1 indicates immediate danger that requires urgent attention. Code C2 signifies a potential danger that needs prompt remedial action. Code C3 denotes a recommendation for improvement that is not immediately dangerous. Code FI marks an item that requires further investigation.
Will the mains electricity be switched off during the inspection?
Yes. The power must be turned off to perform dead testing and inspect internal components safely. Circuits are isolated progressively to keep disruption low, and full electrical supply is restored before we leave the building.
Can MX2 Electrical carry out the remedial repairs if the report is unsatisfactory?
Yes. If an inspection identifies C1, C2 or FI items, we prepare a separate itemised quotation for the required remedial work. You can review the proposed repairs and arrange the corrective work at your convenience.
