Electrical inspection pricing structure
Inspection charges reflect the time and technical procedures necessary to test each electrical path across a building. Final costs are based directly on the number of circuits connected to your distribution boards.
From £110
Included in the inspection
- Visual check of the consumer unit, cabling, sockets, lights, showers and other fixed accessories
- Dead and live tests on the circuits that can be reached on the day
- Earth bonding and earthing checks where the metalwork is accessible
- A written EICR with C1, C2, C3 and FI observations
- A short talk through the findings before we leave
Ways to pay

- The starting price covers testing and reporting for standard consumer units based on total circuit count.
- Additional consumer units, three-phase distribution systems and high circuit counts increase testing time and overall cost.
- Remedial repairs, circuit replacements and exploratory investigative work are quoted separately from the inspection fee.
- Current labour rate: £70 per hour.
- Materials, specialist equipment and larger project work are confirmed separately before they go ahead.

What happens on the day
Every inspection follows a structured sequence that minimises disruption while conducting full electrical tests. We coordinate circuit isolations before opening equipment so occupants can plan around temporary power interruptions.
- Arrival and initial walkthroughWe locate the main distribution board, meters and isolation switches, noting any critical loads such as refrigeration, heating controls or IT equipment. A clear order of testing is arranged before any circuits are turned off.
- Dead testing with isolated powerWith the installation or individual circuits de-energised, we perform resistance checks on protective conductors and test insulation resistance between conductors. These measurements reveal internal cable breakdown without risking connected equipment.
- Live operational checksPower is restored to specific circuits to measure earth fault loop impedance, prospective fault current and the disconnection times of residual current devices. These live tests verify that safety devices disconnect power swiftly during a short circuit or earth fault.
- Observation recording and debriefObserved non-compliances are recorded using national safety codes from C1 to C3, alongside any items needing further investigation. We explain the findings before leaving the property so you understand the immediate condition of the wiring.

What is the purpose of an EICR?
An Electrical Installation Condition Report is a formal safety assessment of the fixed wiring in a building. It checks whether cables, switches, sockets, protective bonding and consumer units are safe, compliant with national standards, and free from dangerous deterioration or overloading.
Are private landlords required to obtain an EICR?
Yes. Private landlords in England must ensure electrical installations in rental properties are inspected and tested at least every five years, or at the start of a new tenancy. A copy of the report showing a satisfactory result must be supplied to tenants and retained for compliance files.
Will power be switched off during the inspection?
Yes. Power must be turned off to circuits during dead testing and when measuring insulation resistance. We test in stages so that power interruptions are planned, allowing occupants to manage essential appliances before electrical supplies are restored.
What do the C1, C2 and C3 codes mean?
C1 indicates immediate danger where risk of injury exists and requires immediate action. C2 indicates potential danger requiring urgent repair. C3 denotes an improvement recommended to align older wiring with modern standards. An installation receiving C1 or C2 observations receives an unsatisfactory overall outcome.
What happens if my electrical inspection fails?
If an inspection returns an unsatisfactory result due to C1, C2 or FI items, we itemise the identified faults. We provide a separate quotation detailing the corrective remedial work needed, which can then be booked at our standard hourly labour rate plus necessary materials.
